Application & Tours

Income must average three (3) times the monthly rent for prospective residents, and five (5) times the monthly rent for guarantors.

We gladly accept guarantors. Guarantors must have an average income of five (5) times the monthly rent and be a U.S. citizen.

Each applicant 18 or older who will be living in the townhome will need to fill out an application. Each applicant will be asked for documentation of income or identity for the application to be submitted.  

There is a one-time application fee of $55 collected at the time of your application submission. 

Multiple applicants (e.g., Spouse, Roommate, Guarantor, etc.) are processed under one (1) application and covered by the one-time application fee. Just make sure to add them under the "Additional Applicants" section of your application.

We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered equally without discrimination on the basis of any class protected by applicable laws.

New Construction & Reservations

The first phase of construction is now complete! As we work to complete our second phase of construction, there are townhomes available for immediate move-in. Contact a member of our leasing team for additional information regarding current availabilities and pricing.

As we begin the second phase of construction, there will be a phased delivery schedule with the first townhomes targeted for delivery beginning in Summer 2023! 

Reach out to our leasing team now to be added to our Interested Parties List! Beginning January 2023, pre-qualified residents with an approved application can reserve their new construction rental townhome in advance with the submission of a reservation deposit. Contact a member of our leasing team for additional information!

Move-In & Administration

Ask questions! If you have limited rental or credit history, look into finding a guarantor who may be able to help you qualify as you build your credit!

Upon move-in, rent, security deposiit, and one-time administrative fee will become payable.

There is a monthly common area and utility management charge paid in addition to monthly rent. Contact a member of our leasing team for additional information regarding our common area services!

All residents are required to carry renter's insurance that meets property requirements.

Residents are responsible for all utilities, which include water/sewer, electric, trash, and TV/Internet and are paid in addition to monthly rent. Contact a member of our leasing team for additional information on utilities!

The set up of both electric service and TV/internet are the responsibility of each resident; however, we maintain contacts that are familiar with our community and available to assist you!

Want options? We have two, having pre-contracted with Comcast/Xfinity and CenturyLink for fiber internet to the property!

You have options! Through our resident web portal, monthly rent can be paid via ACH, Debit, or Credit Card.

We are smoke-free community, and smoking is prohibited in your townhome and all common areas. This includes all community grounds and vehicles on community grounds.

Subletting is not permitted at the property. Contact a member of our leasing team for additional information on lease terms.

Anticipate having friends or family visit? Not a problem, contact a member of our leasing team for additional information regarding our guest policies!

As a locally run, family-operated management company, we are accessible on site, in-person, and via phone or email during business hours.

Pets & Pet Policy

Our community is pet friendly! We do have certain breed restrictions, so please contact a member of our leasing team for additional information. We allow two (2) furry friends per townhome.

The community will feature an onsite pet park that is maintend by members of our maintenance staff.

There is a one-time pet security deposit in addition to recurring monthly pet rent per pet.

Amenities

The property offers a lock-and-leave lifestyle rooted in a turnkey approach to living, with everything you need within close proximity to the property, including your local grocer, golf club, fitness center and shopping centers!

Each townhome maintains a private patio and/or deck, which can be enjoyed at anytime in accordance with quiet hours.

Parking is available via attached garages, reserved carport parking, and open parking.

Whirlpool or GE brand appliances are standard in each of our townhomes, including fridge and freezer, dishwasher, oven, range, microwave hood, and washer and dryer units.

Each townhome is indivudally addressed and registered with USPS. With your own private entrance, packages are accepted right at your front door!

The property observes quiet hours between 10:30 pm-8:30 am.

Location

The property is located along the bourgeoning corridor along State Route 7, Kings Soopers, the Marketplace at Vista Ridge, and the Colorado National Golf Club nearby, as well as close proximty to E-470 and I-25 to get anywhere you need to be, including FlatIron Crossing, Orchard Town Center, and Larkridge Retail Center.

The property is located within the St. Vrain Valley School District.

The property will feature an onsite dog park as well as a community park right across the street to our North!

The Palisade Park trail network is accessible from the property at all times.

The property's closest coffeeshop is our local Starbucks, located just a quarter mile up the street!

Maintenance

Prior to move-in, all townhomes are deep cleaned and disinfected. Upon arrival, a move-in inspection is conducted to ensure your townhome is ready for your arrival!

The property has full-time maintenance on-site. 

We make it simple. Submit a maintenance request through the resident web portal. We'll get your repair on the schedule and taken care of as soon as possible. 

Residents do not have to be present for work to be performed, though we do recommend being present to ensure the service repair is handled appropriately to your satisfaction. Maintenance staff will never enter your townhome without prior permission to enter in the course of regular business.  

Decorating is subject to the property's community rules. While we welcome residents to make our home their home, any repairs needed to restore the unit to its original condition will be the responsibility of the resident. Please call a member of our leasing team if you have any specific questions prior to undertaking any contemplated decorating.
