Each townhome maintains a private patio, balcony and/or rooftop deck, which can be enjoyed at anytime in accordance with quiet hours.
The property offers a lock-and-leave lifestyle rooted in a turnkey approach to living, including on-site maintenance, landscaping services, and snow removal services (like homeownership without the hassle).
The property features an onsite pet park as well as a community grilling pavilion and bocce ball and game court for use by residents. In addition, be sure to take advantage of the children's playground across the street and access to community trails that connect Palisade Park, Baseline, Vista Ridge, and beyond!
Whirlpool or GE brand appliances are standard in each of our townhomes, including fridge and freezer, dishwasher, oven, range, microwave and hood, and washer and dryer units. AO Smith water heaters are included in each townhome along with EV charging capabilities in each garage area.
Application Information

As a prospective resident you have the right to provide us with a portable tenant screening report, as defined in section 38-12-902 (2.5), Colorado Revised Statutes. The portable application must be from the past 30 days, include criminal background, credit, and eviction history, and be made available to us directly from the data provider, among other requirements. If the applicable requirements are met, an application fee will not be applied. Please contact a member of our leasing team for additional information.
We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered equally without discrimination on the basis of any class protected by applicable laws.
The debt burden (debt-to-income) must be no more than 45% of gross monthly income for prospective residents, when taking into account existing, outstanding debt obligations as well as rent for the selected townhome.
After a rental application is submitted, there is a hard pull on your credit in the course of our review of your rental application. Credit reporting is conducted by Experian. We adhere to requirements under the Fair Credit Reporting Act (FCRA). Minimum FICO score of 650 (average score for all leaseholders) required for unconditional approval. FICO scores below this threshold may be subject to conditions.
We screen for criminal background, and applicants may be disqualified based on history.

We gladly accept guarantors. Guarantors must have an average gross income of five (5) times the monthly rent and be a U.S. citizen.
Gross income must average two (2) times the monthly rent for prospective residents, and five (5) times the monthly rent for guarantors.
There are three main considerations when it comes to credit qualifications for our community: (1) rent-to-income; (2) deb-to-income; and (3) credit history. There must be no history of previous evictions. In addition, factors including negative payment history, past or current bad debts, liens, bankruptcies or judgments may disqualify an applicant. Employment verification may also be performed in the course of our review of your application. Please reach out and a member of our leasing team will answer any specific credit-related questions prior to getting started on your application!
Each applicant 18 or older who will be living in the townhome will need to fill out an application, including guarantors/co-signers. Each applicant may be asked for documentation of income or identity for the application to be submitted.
Multiple applicants (e.g., Spouse, Roommate, Guarantor, etc.) are processed under one (1) application and covered by the one-time application fee. Just make sure to add them under the "Additional Applicants" section of your application.

The Palisade Park trail network is accessible from the property at all times, including access to the growing Baseline neighborhood as well as nearby Vista Ridge and Colorado National Golf Club.
The property is located across the street from Baseline, envisioned as a new economic center in equal distance to downtown Denver and Boulder, including a dining district, business hub, science campus, and outdoor space.

The property is located along the bourgeoning Baseline corridor along State Route 7, Kings Soopers, and the Marketplace at Vista Ridge. Can't find what you're looking for? Don't worry. With close proximity to E-470 and I-25 you will get anywhere you need to be, including Topgolf, Denver Premium Outlets, FlatIron Crossing, Orchard Town Center, and Larkridge Retail Center.
The Denver metro area has several professional teams within short driving distance of our community, including Denver Broncos (NFL), Denver Nuggets (NBA), Colorado Rockies (MLB), Colorado Avalanche (NHL), and Colorado Rapids (MLS).

Mail and Package Delivery
Each townhome is individually addressed and registered with USPS. With your own private entrance, packages are accepted right at your front door, including FedEx, USPS, Amazon, and more! We do not accept packages at the leasing office.

Maintenance
Decorating is subject to the property's community rules. While we welcome residents to make our home their home, any repairs needed to restore the unit to its original condition will be the responsibility of the resident. Please call a member of our leasing team if you have any specific questions prior to undertaking any contemplated decorating.
We make it simple. Submit a maintenance request through the resident web portal using your browser, mobile resident app, or dedicated resident hotline. We'll get your repair on the schedule and taken care of as soon as possible.
Residents do not have to be present for work to be performed, though we do recommend being present to ensure the service repair is handled appropriately to your satisfaction. Maintenance staff will never enter your townhome without prior permission to enter in the course of regular business.
The property has full-time maintenance on-site.
Prior to move-in, all townhomes are deep cleaned. Upon arrival, a move-in inspection is conducted to ensure your townhome is ready for your arrival!
Preventative maintenance is performed two (2) times per year to help keep your townhome in tip top shape, once in the spring and again in the fall.
We handle all landscaping maintenance on community grounds, including turf areas, non-turf areas, and irrigation, among others. Services typically take place weekly on Saturdays. Contact us for more information about our landscaping maintenance program if you have questions!
We handle snow removal activities in common areas of the community, including interior roadways, sidewalks, and patio/stairwell entrances up to your front door. We do abide by snowfall thresholds (2" or more), with services typically commencing around 7:30am. Please always exercise awareness when navigating the property during periods of snowfall and afterward. Contact us for more information about our snow removal policy if you have questions!
Move-In & Lease Administration
Ask questions! If you have limited rental or credit history, look into finding a guarantor who may be able to help you qualify as you build your credit!
Upon move-in, rent, security deposit, and one-time administrative fee will become payable.
There is a monthly common area and utility management charge paid in addition to monthly rent. Contact a member of our leasing team for additional information regarding our common area services!
All residents are required to carry renter's insurance in accordance with property requirements.
Residents are responsible for all utilities, which include water/sewer, electric, trash, and TV/Internet and are paid in addition to monthly rent. Contact a member of our leasing team for additional information on utilities!

Parking & Storage
Parking is available via attached garages, reserved carport parking, and open parking in accordance with community rules.
Each resident is permitted one (1) vehicle per lease signer. Contact us for additional information about our parking policy!
We do not offer any detached garages. All 2- and 3-bedroom townhomes feature attached 2-car garages with direct access into the townhome. 1-bedroom townhomes have open or reserved parking options available.
Yes! As part of the ChargePoint network, the property features three (3) community charging stations for six vehicles in the common areas. In addition, each garage area includes electrical wiring to support a Level 2 charging right in your garage!
Pets & Pet Policy
Our community is pet friendly! We do have certain breed restrictions, so please contact a member of our leasing team for additional information. We allow two (2) furry friends per townhome.
Pet breed and weight are considered by management on a case-by-case basis. Any pet included in the list of following breeds of dogs (or any mix of the following breeds) is determined to be a restricted breed and not permitted in the community: Pit bulls, (including American Staffordshire Terriers and Staffordshire Bull Terriers), Rottweilers, Alaskan Malamutes, German Shepherds, Doberman Pinschers, Chow Chows, Dalmatians, Great Danes, St. Bernards, Wolf Hybrids, and Akitas. The community will feature an onsite pet park that is maintained by members of our maintenance staff.
There is a one-time, refundable pet security deposit in addition to recurring monthly pet rent per pet. We permit two (2) pets per lease and fees and rents are based upon number of pets.

Quiet Hours
The property observes quiet hours between 10:30 p.m. - 8:00 a.m.
Security
We are happy to permit the use of video doorbells on the property in accordance with community policy. We are happy to answer any specific questions about your video device request.
We provide a courtesy security patrol from a private security company from sun down to sun up. See something suspicious? Please report any questions or concerns to a member of our team.
The property also features a security camera system over all common areas. We do take safety very seriously and are always available to address any questions or concerns about security and safety on the property.
Smoke-Free Policy
We are smoke-free community, and smoking is prohibited in your townhome and all common areas. This includes all community grounds and vehicles on community grounds.

Townhome Reservations
See a townhome you like and want to take it off the market? We make it easy. Lock-in pricing and availability for your selected townhome with submission of a reservation deposit and we will hold your townhome until you are ready to move-in (terms and conditions apply). Contact a member of our leasing team for additional information!
Pre-qualified residents with an approved application can reserve their rental townhome in advance with the submission of a reservation deposit. The reservation deposit is a prepayment of the first $250.00 of your security deposit and is applied towards your move-in expenses on the day of move-in. Contact a member of our leasing team for additional information!
Once received, the reservation deposit is non-refundable. If you do not move forward with your lease and move-in, you will forfeit your deposit.
Trash Collection
Move-in boxes should be broken down and placed at the curb with recyclables. If you require assistance with break-down and haul-off, not a problem. Submit a maintenance request and we will be happy to assist you.
Trash collection takes place weekly on Friday morning beginning anytime at or after 7:00am. Recycle collection takes place every other week on Friday morning beginning anytime at or after 7:00am.

We're here to help assist with any maintenance of your trash and recycle carts. Submit a maintenance ticket and we will be glad to assist, including any issues with wheels, axels, lids, and addressing, among others.
Trash and recycle services are offered to all residents, with each residence receiving two (2) individually addressed carts. For Friday collection, we request all residents in 2- and 3-bedroom townhomes wheel carts out to the curb (i.e., where the driveway apron meets the asphalt) with carts placed 8"-10" apart. Property staff administers collection of all carts for residents in 1-bedroom townhomes.
